【房市分析】大温哥华房市: 2021年7月房市分析与预测【最新】


7月份大温哥华地区的楼市销售量相比6月份销量增幅继续下降,但还是高于10年平均销售量13.3%。让我们具体来看一下独立屋,联排和公寓的各自细分市场表现。和2020年同期相比,独立屋和联排的销量分别减少了6.3%和增加了0.5%,公寓销售增加了19%。在挂牌数量上,独立屋比去年同期减少29.6%,联排挂牌数量减少34.9%,公寓挂牌数量减少21.4%。现在所有的房屋产品还是属于卖方市场,独立屋,联排及公寓销售趋于理性,但价格保持平稳。
 

正如我们上个月预计的,7月份本地居民在BC省政府解封后大量开始出游度假模式,大温楼市也进入了正常年份的淡季。这不仅反映在销量的减少而且挂牌数量减少的更多,如果挂牌供应量还是不足,本地房价将保持稳定。


央行在7月中预测随着下半年更多人返回工作岗位,本国经济的增长和移民数量的增加,加拿大整体的房价还会继续温和上涨。另一个很明显现象是公寓成交数量不减反增,原因一方面是海外留学生的回归造成租房市场的火热,令更多投资客现在买入出租并持有,另一方面春天独立屋价格上涨太快,造成现在公寓在价格上性价比更为明显。有更多的第一次买家更愿意从公寓市场入市。
