【房市分析】大温哥华房市: 2021年6月房市分析与预测【最新】

 
6月份大温哥华地区的楼市销售量相比5月份销量增幅继续下降,但还是高于10年平均销售量18.4%。让我们具体来看一下独立屋,联排和公寓的各自细分市场表现。和2020年同期相比,独立屋和联排的销量分别增长了45.7%,53.8%,公寓销售增加了60.5%。
 

在挂牌数量上,独立屋比去年同期增长2.7%,联排挂牌数量增加0.9%,公寓挂牌数量基本持平。现在所有的房屋产品还是属于卖方市场,独立屋,联排及公寓竞价销售开始不常见了,但价格保持平稳。

7月夏季随着BC省疫情解封开放,本地居民开始出游,大温楼市会进入夏天销售淡季。但由于现在挂牌供应量还是严重不足,我们乐观预测本地房屋的价格将继续保持稳定。这为买卖双方都提供了更合理的时间进行房屋选择和交易。


接下来随着7月份边境的逐步开放,海外学生的回归产生对租房需求的增加,将促进投资客继续进行本地房产投资。最近CMHC加拿大政府抵押贷款与住房公司在7月5日调整了贷款的保险政策,新政让贷款申请者在收入不变的情况下,申请到更多贷款,提升了购买力。这从另一方面释放了政府会继续用政策来稳定加拿大楼市的信息。
