【房市分析】大温哥华房市: 2021年5月房市分析与预测【最新】

 

5月份大温哥华地区的楼市销售量相比4月份虽然在按上月相近的比例在下降,但还是高于10年平均销售量27.7%。让我们具体来看一下独立屋,联排和公寓的各自细分市场表现。和2020年同期相比,独立屋和联排的销量分别增长了166%,168%,公寓销售增加了213%。

在挂牌数量上,独立屋比去年同期增长216.3%,联排挂牌增加184.2%,公寓挂牌增加了181.4%。现在所有的房屋产品还是属于卖方市场,独立屋,联排及公寓的竞价减少很多,价格涨幅继续放慢。

6月1日开始执行的贷款利息压力测试将会降低买家4.5%的购房贷款能力,楼市会对这一新政策做出短暂的反应和调整。但疫情当下,经济尚未复苏,加拿大的楼市对经济的增长贡献从2021年至今超过了50%,只要央行继续量化宽松,放松货币政策并且在经济复苏前保持低利率,楼市及所有的资产类商品将一定会持续上涨。

另外由于加拿大政府的新移民政策,有更多的留学生将转身份为永久居民,也会创造出新一轮对住房的需求。最后新冠疫苗注射的普及,边境重新开放,会有大量涌入的新永久移民带来新的购房需求从而推动楼市。
