【房市分析】大温哥华房市: 2021年4月房市分析与预测【最新】


4月份大温的楼市热度终于稍稍有点降温,销售量增速比3月份有所放缓,主要原因是挂牌的供应量增加所致。让我们具体来看一下独立屋,联排和公寓的各自细分市场表现。和2020年同期相比,独立屋和联排的销量分别增长了326.5%,342.2%,公寓销售增加了355.1%。在挂牌数量上,独立屋比去年同期增长330%,联排挂牌增加194%,公寓挂牌增加了206%。现在所有的房屋产品还是属于卖方市场,独立屋和联排的竞价数量有所减少,价格涨幅开始放慢。


短期来讲,6月1日即将开始增加贷款压力测试利息,将推动很多买家在5月份完成房产置业而进一步推动销售量和价格。然后随着这一轮刚需的完全释放,本地二手房产市场买卖将进入较今年年初相对平稳的增长期。其中公寓和预售楼盘的销售和价格将放量增加。


长期来讲,央行不断扩大货币供应量导致货币贬值,通胀加剧,并且不断回购债券保持流动性和降低贷款的成本,这都将继续推动所有不动产的价格上涨。预计到2023年经济能按计划复苏,央行才会开始加息周期并对房地产市场价格起到打压抑制作用。
