2月份的大温楼市已经提前进入了春天的旺季，还在疫情之下销量竟然比去年疫情之前超出73.3%，现在的房市只能用一发不可收拾来形容。让我们来具体看一下独立屋，联排和公寓的各自细分市场表现。和2020年同期相比，独立屋和联排的销售量分别增加了79.7%，82.4%，而公寓有65.8%的销量增幅。
在挂牌数量上，独立屋比去年同期增长33.8%，联排挂牌增加22.8%，公寓挂牌增加了22.2%。现在所有房屋产品都属于卖方市场，价格都已经步入上升通道。3月是本地传统的春季房屋换房旺季，如果挂牌供应量不能显著上升，将会进一步推升楼市的均价。
2月份大温地区100万到200万的独立屋市场普遍出现多方竞价的情况，一方面因为房源严重不足而本地首次买房和换房刚需又都集中在这个价格区间造成供不应求，另一方面央行承诺的长期低利率，市场上货币贬值和通胀的压力导致投资者也重新进入独立屋市场。现在大温地区独立屋和联排的均价已经超过2016年达到新的历史高点，而公寓的价格开始稳定上扬。
在政府的政策推动下，2021年所有的不动产价格将继续上涨，随之而来的价格泡沫也在增大。这里要特别提醒买家，如果是刚需自住，只要是有贷款和还款能力，现在就应该尽快购入或换房。反之切记过度借贷，当利息上升或经济复苏政府开始干预楼市时，你要清楚是否有能力继续供款持有房产。在这个时候考虑把闲散资金投资到其他投资品类便是更为明智的选择。
