【房市分析】大温哥华房市: 2020年9月房市分析与预测【最新】

2020年1-9月和2019年同期相比,总的销售量已经超过去年17.4%。其中独立屋和联排销售都增长了25%,公寓销售增加9.7%。与此同时,1-9月总的挂牌数量为42,257套比去年同期43,269套减少2.3%。但是独立屋市场挂牌数量少了12%,而公寓挂牌却比2019年多了5.5%。此消彼长,独立屋和公寓市场完全成了两个相反的市场,而且接下来的几个月独立屋的销量和价格会继续上升,而公寓尤其是高档公寓市场会继续疲软或停滞。

10月份的大温哥华地区也进入了秋季。随着往年流感季节的到来加上第二波疫情,秋冬季外出看房将受此影响不容乐观。但和其他的经济衰退不同,这次的疫情对低端的服务行业从业人员影响很大,加上没有了留学生和游客的到来,租房市场或以出租为目的的投资客影响最大。

而能买得起住房的潜在买家收入并没有受到什么影响,加上利率处于历史低点,通胀压力继续增加,相信楼市会进入波动期,市场上各个房产类别的新挂牌供应量将决定该类别房产的价格走势。
