【房市分析】大温哥华房市: 2020年12月房市分析与预测【最新】


2020年1-12月和2019年同期相比,大温地区总的房屋销售量超过2019年有22%。其中独立屋和联排销售增长了30.5%和31.5%,公寓销售增长12.9%。与此同时,1-12月总的房屋挂牌数量为54,305套比去年同期51,918套仅增加4.6%,但是独立屋市场挂牌数量减少了6.3%,而公寓挂牌数量却比2019年多了13.6%,累计的库存也在继续增加。

疫情的继续,使得经济复苏前景有着诸多变量因素。现在联邦政府4000亿的量化宽松资金注入市场将进一步推高所有资产类的估值,央行保持低利率和放松信贷的长期政策将鼓励更多的首次购房者和投资客涌入市场。

2021年大温地区的楼市在政府政策的引导下将一定会继续保持兴旺。1月份发布的最新政府房屋估价普遍升高,使得卖家的期望值进一步增加,如果市场上挂牌房源供应不能及时跟上,那么我们将会看到销售继续增加,竞价的情况将更多在独立屋和联排市场发生。而对买家而言,及时出手买入自住或投资的房产将是现在唯一的选项。
