【房市分析】大温哥华房市: 2020年10月房市分析与预测【最新】


独立屋和公寓市场继续朝两个不同的方向分化。按这个趋势,独立屋的价格还会在未来一段时间内保持上涨的态势,而公寓市场会继续受到挂牌数量增加和低价抛售的竞争压力而继续疲软。11月份的大温地区也进入了晚秋和雨季,第二波疫情和流感季节也已经到来。前10个月的本地刚需已经完全释放,但现在的市场因为总体挂牌供应量的缺乏,造成楼市会在未来几个月内继续保持稳定和火热,尤其是独立屋市场。总体来讲,加拿大的经济还处于疫情下的缓慢复苏期,政府唯有对楼市保持刺激带动经济复苏和消费。所以我们对大温地区的楼市继续保持兴旺持乐观态度。
 
如果关注短期楼市,那么央行低利率的刺激和消费者对大户型联排和独立屋需求的增加对楼市的正面影响,和本地刚需的耗尽,移民数量的减少,延期还贷款政策的结束对楼市的负面影响可能会对楼市造成一些震荡波动,但市场上各个房产类别的新挂牌供应量将是决定该类别房产价格走势的最重要的因素。
